Layout is optimized to highlight the most attractive features of the home. Focus areas include entry, kitchen, dining room, living room, bathrooms, master bedroom, and outdoor sitting areas. Price varies depending on home size and areas staged. Soft staging, or staging vignettes using minimal furniture, is also available as a lower cost option.

Using the home seller's furniture, we help prepare the home for listing. We make recommendations for paint, flooring, updated lighting, depersonalization, and decluttering. Then we rearrange the furniture for optimal layout and stage using both the existing decor as well as soft furnishings from our inventory. Price varies depending on home size and areas staged. In some cases, alternate furniture rentals will be recommended and available at an additional cost.

All occupied staging services begin with a 2-hour consultation at your home/listing. I'll walk through by myself at first, taking notes and photos of each room and the outdoor spaces. Then we'll walk through together and I’ll provide high level recommendations. Within 2-3 business days, I'll send you a written report with more detailed recommendations, an action item list, and options for moving forward with staging services. Price for the consultation and report is $300.

Design recommendations (paint, flooring, etc) and complete styling (furniture, lighting, textiles, etc) ranging from one room to your entire home, airbnb, or vacation rental. Price is variable, contact me to discuss!
